7 Ways to Optimise Budget For Commercial Building Construction
Every commercial building owner wants three things: strong quality, fast delivery, and a final bill that matches the quote. At Sri Lakshmi Construction, we build with those three goals in mind. We have finished more than 15 projects across Mangalore and coastal Karnataka, including commercial complexes, colleges, hospitals and industrial sheds. We have learned that you protect your budget before construction starts. Cutting corners later does not work.
Here are seven ways to do it.
1. Decide Your Project Scope
Write down exactly in detail what you want to build. Define exact functional zones, square spaces, structural loading requirements, and interior/exterior finish grades before site mobilization. When you and your builder read the same scope, nobody gets a surprise halfway through. Then ask for a Bill of Quantities (BOQ). A BOQ lists every material, how much you need, and what each item costs. It shows you where every expense goes, and where you can save.
2. Hire Builder During The Design Stage
Engage your builder during the planning phase to identify potential problems early and explore faster, cost-effective construction methods.Research shows that projects where one team handled both design and construction finished 33.5 percent faster than projects where one team designed first and another built afterwards. That is about one-third faster
3. Choose materials that last
The cheapest material is not always the best choice. A material that wears out early costs you twice. Smart builders weigh the price today against the cost of keeping the building in good shape for years, this strategic approach is called value engineering. For busy industrial floors, we use vacuum dewatered flooring, or V.D.F. A machine sucks extra water out of the wet concrete, so the finished floor comes out harder and wears down slowly. We also build green features, such as rainwater harvesting, which means collecting rain to use again. The Indian Green Building Council says green buildings can save 20–30% on energy and 30–50% on water.
4. Request Cost Updates at Every Stage
Ask for detailed cost updates at each construction phase to maintain transparency and catch issues early, keeping your budget on track.
5. Pre-Order Materials to Eliminate Change Orders
Some items take weeks or months to make, such as lifts, special glass and large electrical panels. Order them early, and agree on the price when you order. Then a sudden jump in steel or cement prices hurts you less, and your crew keeps working instead of waiting for deliveries. Late Changes can cost extra, because crews may have to redo finished work and reorder materials.
6. Build in Stages if Budget is Tight
You don’t have to build everything at once. First build the main structure and the floors you need most. Start using those floors, and finish the rest as your budget . Building in stages spreads the cost over time, and it lets your business start earning sooner.
7. Keep a Spare Fund
Allocate a contingency fund for unexpected site issues like heavy monsoon rain or soil changes. Builders call it a contingency. Many industry guides suggest 5–10% of your construction cost. Our experience helps us suggest a number that fits your project.
